Property in the Baixo Alentejo, located in Herdade dos Bicudos, near the village of São Sebastião de Gomes Aires, in the Union of Parishes of Santa Clara a Nova and Gomes Aires, municipality of Almodôvar, district of Beja, with a total area of 141 hectares.
The property is made up of moderate slopes, formed by small valleys and hillsides, whose rainfall flows into the river Mira (which rises in the municipality of Almodôvar and flows into the Atlantic Ocean), floodplain areas and vegetable garden areas. The land occupation is predominantly made up of denser holm oak forests, some cork oak forests and natural grassland, which, due to its soil class, is suitable for improved pasture.
To the north of the property is a 10-hectare plot of 23-year-old cork oak forest. The land adjoins other rustic properties in all directions and the bed of the river Mira watercourse to the south for a length of 950m.
In terms of water, it has different sources, including two natural water mines that maintain levels all year round, two small ponds and the potential for other surface and underground water catchments.
In a central area of the land, there is a building complex in need of renovation, consisting of residential buildings, stables, old haystacks, a traditional oven, and animal facilities, with a total construction area of 451 m2.
Access is via a tarmac road, with a small section of dirt track (1400 m). It is 8 km from the village of Gomes Aires, 16 km from the county seat, i.e. the town of Almodôvar, where all the basic goods and services are to be found, as well as leisure, social and cultural areas, and some industry. It is 8.5 km from the A2 freeway junction (Algarve - Lisbon), which in turn connects Faro (airport) and Lisbon at 80 km and 190 km respectively.
The existing buildings as well as the soil classes give the property considerable potential for various combined and different uses, not only in terms of construction, but also agriculture and forestry.
